Privacy policy

This website is operated by Laiton Manuel, Real Estate Advisor, RE/MAX All Points Realty, 260 - 601 6th St, New Westminster, BC V3L 3C1 (“I”, “me”). I take your privacy seriously. This page explains what personal information I collect through this website and my client system, why I collect it, who handles it, how I protect it, and what choices you have. It is written to follow British Columbia’s Personal Information Protection Act.

What I collect

  • What you tell me. When you send a message or use a form (for example a consultation request, a home-valuation request or an open-house sign-in), I collect your name, email address and phone number, and anything you add, such as the property address, your timing or your message.
  • Inquiries that reach me by email. When a real estate inquiry reaches me by email, for example through a property portal or because you write to me about a home, I may save it in my client system so I can respond and keep my records. I do not import my email in general.
  • Whether you already work with a REALTOR®. Forms ask this so that I do not interfere with an existing client relationship. If you say yes, I review before contacting you.
  • How you found this website. If you arrive from a link or campaign, I record where it came from, such as the website or the campaign name.
  • Your saved homes and searches. Only if you choose to create an account to save them. If you agree, I also record the homes you view while you are signed in.
  • Documents you give me for a transaction (for example identification, contracts and financial documents), which are stored in my client system.
  • Visits to this website. Simple page-visit totals. They are counted without cookies, using a code that changes every day and cannot be traced back to you.

Why I collect it

To respond to your request, provide the real estate services you ask about, show the homes and searches you saved, keep the records I am required to keep as a licensed real estate professional, and, only if you say yes, send you updates about homes and the market.

Your consent and emails

I send marketing emails only if you tick the consent box on a form or have otherwise given your consent. Every marketing email includes an unsubscribe link, and I act on unsubscribe requests promptly and always within the time the law allows. Emails that are not marketing, such as a reply to your question or a sign-in link you asked for, may not include one. Sending a message through a form is never conditional on agreeing to marketing. You can withdraw your consent at any time using the unsubscribe link or by contacting me using the details above.

Cookies and tracking

This website sets no advertising or analytics cookies. A small functional cookie is set only after you ask to save homes or searches, so the site can recognise your session. Page-visit totals use no cookies and cannot be traced back to you. Browsing is anonymous unless you choose to identify yourself. If your browser sends a Global Privacy Control or Do Not Track signal, I do not record your viewing activity.

Who else handles your information

I use service providers to run this website and my client system: hosting in a Toronto data centre (DigitalOcean), encrypted backup storage (Backblaze) and Google Workspace for email. Encrypted backups are stored with Backblaze in Canada. These providers handle information only to provide those services, and I remain responsible for it. I may also share information with my brokerage, RE/MAX All Points Realty, as needed to provide real estate services, and with others only when you ask me to, when needed to complete a transaction you instruct, or when the law requires.

How I protect it

This website and my client system use encrypted connections (HTTPS). Documents and backups are encrypted, signing in to my client system requires two-step verification, and access is limited to me and people I authorise. No system is perfectly secure, but I work to protect your information.

Brokerage records

Official records of real estate transactions are kept by my brokerage, RE/MAX All Points Realty, in its own systems and under its own policies. This website and my client system hold my working records of enquiries and client relationships.

How long I keep it

I keep my working records only for as long as they are needed for the purposes above and to meet the record-keeping requirements that apply to real estate services in British Columbia. After that I securely delete or anonymise them. Records that my brokerage is required to keep are kept by the brokerage under its own policies.

Your choices and rights

You may ask to see the personal information I hold about you, ask me to correct it, withdraw your consent, or ask me to delete it where I am allowed to. Contact me using the details above and I will respond as soon as reasonably possible and within the time the law requires. If you are not satisfied with my response, you may also contact the Office of the Information and Privacy Commissioner for British Columbia.

Children

This website is not intended for children and I do not knowingly collect their information.

Changes

If I change this policy I will post the new version on this page and update the date above.
